How a decorative flake floor is built.

A decorative flake floor, sometimes called a chip or broadcast floor, is a resin coating system with colored vinyl flakes embedded between the base coat and the clear topcoat. After the concrete is ground and repaired, a pigmented base coat is applied and flakes are thrown by hand across the entire surface until the base color disappears. That is called a full broadcast. Once the base cures, the crew scrapes off loose and standing chips, vacuums thoroughly and seals the floor with one or more clear topcoats.

The flakes do more than add color. They build thickness, add texture underfoot and create a random pattern that camouflages dust, light scratches and small imperfections in the concrete. That is why flake systems are the most popular choice for garages in San Tan Valley: they look clean between cleanings, even when desert dust blows in every time the door opens.

Full broadcast versus partial broadcast

  • Full broadcast covers the base completely for maximum texture, durability and hiding power. It is our standard recommendation for garages and outdoor areas.
  • Partial broadcast scatters fewer chips over a visible base color for a lighter, more modern look. It is popular in laundry rooms, casitas and showrooms.

Why flake is the go-to finish in the East Valley.

Flake floors balance looks, practicality and cost better than almost any other system. They are forgiving, which matters in a region where dust, grit and monsoon mud are part of daily life. A solid-color floor shows every footprint and dust bunny; a flake floor hides them until you are ready to sweep.

What homeowners appreciate most

  • Hides dirt and wear. The speckled surface disguises dust, tire marks and minor scratches.
  • Natural slip resistance. The chips create subtle texture that adds grip, and more can be added with aggregate in the topcoat.
  • Thicker, tougher system. The flake layer adds build, improving impact resistance and longevity.
  • Covers imperfections. Patched cracks, stains and uneven areas blend in under a full broadcast.
  • Endless design options. Mix chip colors and sizes to suit your home, cabinets or business branding.

For commercial clients, flake floors also deliver a professional look in auto shops, salons, veterinary clinics and showrooms, where the surface needs to look sharp under heavy use.

Choosing a flake blend for your space.

Flake blends are mixtures of several chip colors in set ratios. Some are designed to look like natural granite; others lean bold or modern. When choosing, consider the colors around the floor, how much light the space gets and how much you want the floor to hide.

Popular blends for San Tan Valley homes

  • Desert sand. Tan, cream, brown and a touch of black. Warm and earthy, it pairs well with stucco and travertine tones.
  • Granite gray. Gray, white and black for a crisp, classic look that suits modern cabinetry.
  • Sonoran sage. Soft green-gray tones with beige and white, a subtle nod to desert plants.
  • Saddle. Rich browns and tans that hide red desert dust especially well.
  • Domino. High-contrast black and white for a bold, modern garage.

Chip size

Quarter-inch chips are the most common and give a balanced, granite-like appearance. Smaller chips create a finer, more uniform texture that suits interiors, while larger chips make a bolder statement in big garages and commercial spaces. We bring full-size sample boards so you can compare blends and sizes in your actual lighting.

Flake versus other finishes.

Flake is not the only way to coat a garage or shop, so it helps to see how it stacks up against the alternatives our clients usually consider.

Flake vs. solid-color epoxy

A solid-color floor has a clean, uniform look and is usually the most budget-friendly option. It also shows dust, tire marks and scuffs more readily, and it offers less natural texture. Flake costs a bit more, but it hides daily dirt far better and builds a thicker, more forgiving surface. For working garages that see real use, most homeowners decide the extra hiding power is worth it.

Flake vs. metallic epoxy

Metallic finishes create a dramatic, flowing, one-of-a-kind look, but they are smooth, glossy and show dust and scratches more than flake. Metallics shine in interiors, showrooms and climate-controlled garages; flake is the practical choice for garages that open to the street every day.

Flake vs. sealed or stained concrete

Penetrating sealers and stains protect concrete without building a film on top, which keeps the original concrete texture. They are less expensive but offer much less protection against stains, hot tires and wear, and they do nothing to hide cracks or blemishes. A flake system turns the slab into an entirely new surface.

Quick rule of thumb: if the floor is a workhorse that sees cars, tools, dust and kids, flake is usually the right call. If it is a showpiece in a clean, closed room, metallic or solid color may suit you better.

Flake floors in desert conditions.

The topcoat matters more in Arizona than almost anywhere else. Vinyl flakes and some base resins can fade or yellow under strong UV, especially in garages that sit open in the afternoon sun. We seal every flake floor with a UV-stable polyaspartic topcoat so colors stay true. For patios and other outdoor areas, we choose lighter blends that stay cooler under direct sun and add texture for wet conditions around pools.

Dust is the other local factor. Fine Pinal County dust settles into every corner, and flake floors are designed to camouflage it. Mid-tone blends with a mix of light and dark chips tend to perform best. Very dark or very light blends show more dust than mixed ones.

From bare slab to finished flake floor.

Flake installations follow a clear sequence. After diamond grinding and crack repair, the crew rolls a base coat in manageable sections and immediately broadcasts flakes by hand, working toward the exit so no one walks on wet coating. Once the base cures, the excess flake is scraped with a floor scraper, vacuumed, and inspected. The clear topcoat is then rolled out evenly, with aggregate added if you selected extra grip.

With polyaspartic materials, a typical two- or three-car garage flake floor is completed in one day. Larger spaces and commercial projects may take longer. We provide a cure schedule for walking, light use and vehicle traffic before we leave.

What goes into the price of a flake floor.

Flake floors are not just for garages. We install them in laundry rooms, covered patios, golf-cart garages, RV bays, pool equipment areas, workshops, gyms, salons, auto service bays and veterinary clinics across San Tan Valley, Queen Creek and Florence. Each space gets a blend, chip size and topcoat texture matched to the way it is used, so a pool deck gets extra grip while a showroom gets a smoother, glossier finish. Commercial clients often choose blends that echo their brand colors for a polished, professional look.

Flake floor pricing depends on area, concrete condition, the blend and the topcoat. Full broadcast uses more flake than partial broadcast. Premium blends and custom mixes cost more than standard ones. Extra topcoats, anti-slip aggregate and stem-wall coating are optional upgrades. We list each item clearly on your written quote so you can choose what matters most.

Caring for a flake floor.

Sweep regularly to remove grit, and clean with warm water and a pH-neutral cleaner. A soft-bristle deck brush works well on textured finishes. Avoid harsh acids and solvent cleaners for routine use. Use mats under vehicles during monsoon season and pads under heavy equipment. With basic care, your flake floor will keep its color and texture for years.

Decorative Flake Flooring: common questions

Do flake floors fade in the sun?

Flakes can fade if left unprotected. We seal every flake floor with a UV-stable polyaspartic topcoat to keep colors true, even in sunny garages.

Can I choose my own flake colors?

Yes. In addition to standard blends, we can create custom blends using several chip colors in ratios you choose.

Is a flake floor rough to walk on?

It has a gentle texture, similar to an orange peel. Additional topcoats can smooth it, and aggregate can make it grippier.

How long does a flake floor last?

With proper prep, quality materials and basic care, a professional flake floor can last many years in a residential garage.

Can flake floors go outside?

Yes. With a UV-stable topcoat and light-colored blend, flake systems work well on covered patios, walkways and pool areas.

Which flake blend hides dust best?

Mid-tone blends that mix light and dark chips hide dust and tire marks best. Very light blends show darker dirt, and very dark blends show light desert dust, so a balanced mix is the most forgiving choice for Arizona garages.

Can you repair a damaged flake floor later?

Yes. Small chips or gouges can be cleaned, filled, re-flaked and top-coated to blend with the surrounding floor. Keeping a little of your original blend on hand makes future touch-ups easier.

Can I see a flake floor you have installed?

Yes. We can share photos of past projects and bring full-size sample boards to your floor visit so you can compare blends in your own lighting.
